Our Services

We provide comprehensive property management services, primarily tenant sourcing and leasing. Doing your due diligence and selecting the right tenants is the single most important thing a Landlord can do to protect themselves.

We have a proven track record of selecting model tenants that take of your property as if it were their own and with no rental payment issues. We have the knowledge and experience to market units at an optimum rent to increase revenue.

Remember, once you hand them over the keys they have the "key to the castle". Once the tenant has possession of the unit if problems pop up such as rent payment issues you will have to navigate the Landlord Tenant Board processes which can be costly. Selecting the right tenant will reduce the likelihood of having a problem tenant.

Background checks:

  • Conduct credit investigation
  • Previous rental history investigation
  • Employment verification
  • Litigation searches

Leasing:

  • Review local market/Determine optimum rent
  • Schedule and attend all viewings
  • Market available units
  • Process and review all applications (references/credit checks etc.)
  • Sign the lease with the tenant
  • Conduct move in and move out inspections
  • Collect First and Last month’s rent deposit
  • Set up for future rental payments (post-dated cheques, Pre-Authorized payment etc.)
  • Arrange for any maintenance required

Management:

  • Address tenant concerns
  • Prepare and deliver rent increases
  • Conduct regular exterior property inspections
  • Arrange for any maintenance as required
  • Provide quotations for both contractual work and special projects as required. Negotiate applicable contracts
The cost for ongoing monthly management of your rental unit is dependent on the number of units and is a percentage of the monthly rent.

Package A: $125.00

Package B: $250.00

  • Set up for future rental payments (post-dated cheques, Pre-Authorized payment etc.)
  • Ensure utilities accounts transferred to tenants name, as applicable
Package C:
Pricing is equivalent to one month’s rent (if the rental unit leases for $1200.00/monthly our fee for the entire packages is $1200.00 plus a cost for the credit check of $50.00)
